Are You Planning a Remodel?

Balance the life you want now with the value you may want later.

Are you planning a remodel? Start by separating three goals: the enjoyment you want now, the repairs or function your home needs, and the value you may want when you sell.

Set a spending limit before the project grows. One planning guardrail is to keep the renovation budget at or below about 30% of the home’s current value. On a $400,000 home, that would be $120,000. Treat that number as a budget boundary—not a prediction that the remodel will add the same amount to the home or that you will recover every dollar at resale.

If you expect to sell within the next few years, compare your personal “joy factor” with likely buyer appeal. The National Association of REALTORS®’ 2025 Remodeling Impact Report shows why the distinction matters: the projects with the highest owner satisfaction were not always the projects with the highest estimated cost recovery. Smaller improvements led the cost-recovery list, while complete and minor kitchen projects were estimated at 60% and bathroom renovations at 50%.

Every home and neighborhood is different. Condition, materials, project quality, timing, and local buyer expectations all affect the result. Before committing to a large project, let’s talk about your plans, the current home, and which improvements are most likely to serve both.
